Two very different things: warp being a plane of pure psychic energy and Chaos simply where the warp is turbulent from powerful emotion.
Also Chaos doesn't have a prayers chance. Null field matrices, Soulless frames, dimension hoping, ability to mass produce tesseract labryinths, ability to deflect exterminatus shots and orbital defences that can prevent large Imperial armadas from getting anywhere near tombworlds. One random Pylon on Cadia left over from the war in heaven is the only thing that prevent the eyes of terror from growing.
My guess is as soon as they wake up enough and make it to the eye Chaos has a month or two before they close it forever.
